A SINGLE HOUSE, FROM DRAWING TO INSTALLATION

Request a residential brief

Private villa principal living room by Sagist Group featuring custom upholstered sofa, bespoke walnut media wall and bronze-detailed coffee table — full residential FF&E manufactured and installed in-house from Istanbul ateliers.

Open Livingroom

Sagist is a vertically integrated manufacturer. Casegoods, upholstery, decorative joinery, stone and metalwork are produced inside our own ateliers in Istanbul, on machinery we own and operate — robotic laser cutting lines, CNC five-axis routers, edge-banding and pressure-veneer presses, in-house finishing booths, and dedicated upholstery and leather floors. A private residence is not a procurement exercise across twelve suppliers. It is one schedule, one finishing standard, and one team accountable from the first drawing to the last installed lamp.

ATELIER MATERIALS

Specified for thirty years of family use.

SVeneers, hand-finished leathers, natural textiles, stone, lacquer and patinated metal — sampled, approved by the principal and reserved before production opens.

Sagist Group atelier finishing bench displaying bookmatched walnut, oak and ebony veneer samples for private residential casegoods, prepared for principal sign-off.

Hand-finished leather and natural textile swatches at the Sagist Group residential materials library — full-grain leather, linen, mohair velvet and hand-loomed wool selections.

Marble, travertine, brass and patinated bronze finish samples at the Sagist Group atelier, specified for residential dining tables, kitchen islands and decorative joinery.

We work directly to the architect's intent. Veneers are book-matched across rooms. Stone slabs are reserved and sequenced before the masonry contract closes. Upholstery is built on hardwood frames, hand-tied where the brief calls for it, and finished in the leathers and textiles signed by the principal. Where families request privacy, we operate under non-disclosure for the full duration of the commission — drawings, samples, photography and installation. The handover is private, the workmanship is unmistakable, and the residence is ready to be lived in on the day the keys turn.

FAQ Frequently asked

Q1 — Will Sagist work to the architect's and interior designer's specification, rather than a house style? Yes. Most of our residential commissions are taken on appointment by the principal or the architect, and we work as the manufacturing partner to the named interior design studio. We follow the studio's specification exactly; where the brief is open, we propose and sample, and we never publish or repeat a private design.

Q2 — How is privacy handled — drawings, samples, photography, installation? Privacy is treated as a contract obligation. We sign the family's or architect's NDA before any drawing is issued. Samples are reviewed at the residence or in private sample rooms. Photography of the finished interior is taken only with written permission from the principal, and no project is shared publicly without explicit consent.

Q3 — What is a realistic lead time for a full villa commission? For a fully specified principal villa — reception rooms, principal suite, dressing rooms, dining, kitchen, family wings and outdoor terraces — typical production-and-installation lead time is 20 to 26 weeks from signed contract and approved samples to private handover. Lead time extends for commissions with bespoke stone programmes, hand-painted finishes or imported leather selections that require reservation.

HOW A RESIDENTIAL COMMISSION MOVES THROUGH SAGIST

From first conversation to a private handover, in six stages.

01 · Brief We meet the principal, the architect and the interior design studio. We review the residence's drawings, the family's living patterns and the schedule. A dedicated project director is named on day one and remains with the commission to completion.

02 · Design Shop drawings, material specifications and 1:1 detail studies for every room. Where the brief asks for it, we work under non-disclosure from this stage forward.

03 · Sample Full prototypes of headboards, sofas, dining chairs, kitchen doors and every signature piece are built, photographed and presented for the principal's approval. No production opens without a signed sample.

04 · Manufacture Production moves across our Istanbul ateliers — casegoods, upholstery, joinery, kitchen, metalwork and stone — on a programme calibrated to the construction handover date of the residence.

05 · Ship Tailored container loading, marine and overland logistics, customs clearance at the destination port. We carry the freight risk until containers reach the residence.

06 · Install Our own installation crews unpack, place and snag every piece, room by room, until the residence is ready to live in. The handover is private, photographed only with the principal's permission, and closed with a written warranty.

Luxury Kitchen

Sagist produced the complete FF&E package for each residence — principal-suite casegoods, living and reception seating, dining sets, kitchen joinery, dressing-room interiors and outdoor terrace furniture. Production was scheduled in phases to match the construction handover calendar; containers moved overland from Istanbul to Sofia and were installed villa-by-villa by our own crews. The estate handed over to its owners on programme, with a single point of accountability from drawing to doorstep.
